Roof Types
- EPDM
EPDM rubber (Ethylene Propylene Diene Monomer) A type of synthetic rubber, is an elastomer which is characterized by a wide range of applications. The main properties of EPDM are its outstanding heat, ozone and weather resistance. The resistance to polar substances and steam are also good. It has excellent electrical insulating properties. It has good resistance to ketones, ordinary diluted acids and alkalines.
- Metal Roofs (all types)
Typically comes in two primary fastener types, exposed and concealed. Exposed fastener products are typically less expensive while concealed fastener systems are more aesthetically pleasing and exhibit the best in weather resistance and durability. Offers excellent building protection and comes in a wide range of colors.
- Modified Bitumen/Built-up Roofs
A progression from early built-up roofs (BUR), modified bitumen membranes were developed in the early 1960's and has become extremely popular in the United States. Typically applied with hot asphalt, modified bitumen displays the built in redundancy of asphalt built-up, as well as the UV resistance and flexibility of a modified membrane.
- Roof Coatings
Typically applied by either rolling or spraying, roof coatings add a top coat to an existing roof system. Regarded as a low-cost roofing alternative, coatings create a chemical bond to the current roofing substrate and have a limited life span of roughly five (5) to eight (8) years. Coatings such as spray foam, while relatively inexpensive, are a risky roof alternative that, upon failure, will require a complete re-roof to the existing deck because of the difficulty in identifying the leak source. It is IRC’s opinion that the risk of failure is too great, and we have been reluctant to promote the use of this product.
- Solar Roof Systems
Utilization of stand-alone solar panels which convert sunlight into electricity through a solar cell network. The solar photovoltaic (PV) panel system is mounted to the roof of the facility and transfers captured energy into a specialized electrical grid for use as a renewable green energy source.
- Single Ply Roof System (PVC/TPO)
Single-ply membranes are factory manufactured membranes that are generally categorized as either thermoplastic or thermoset. Thermoplastic materials can be repeatedly softened when heated and hardened when cooled. Thermoset materials solidify or "set" irreversible after heating. A finished sheet's thickness typically is referred to as mil thickness; 1 mil equals 0.001 inch. Common thicknesses for these sheets range from 30 to 80 mils.
- Vegetative Roofs
A vegetative or "green roof" is a roof type that is partially or completely covered with vegetation and soil, or a growing medium, planted over a waterproof membrane. As it provides a covered protection to the roofing membrane, these type roofs can last twice as long, resulting in decreased maintenance and savings in replacement costs.
